Patricia Rotsztain was the broker originally chosen by the developers of One Aventura Executive Center to sell their building when it was under construction. She sold the entire building unit by unit in an unprecedented record for the office condo niche, a concept that was new in the area. In just three months she had 70% of the building under contract.

At that time she had enlisted the help of her daughter. Now, partnering with her son Tomas Sulichin, she continues to sell the building, this time representing the original buyers that have outgrown their space. “We are the natural choice”, says Rotsztain. “The current owners know that nobody knows this market and this building like we do. We do much more than just list a property and wait…we take the time to understand the needs of our clients and devise a marketing and negotiation strategy to fulfill that need. It’s not just a matter of price, the terms can make or break a deal. My background in psychology and mediation added to the business experience is a powerful combination.”

In regards to their perspective of the market Sulichin commented “Now is the perfect time to sell. It’s a ripe market and there is not too much competition. In a few years, there will be newer office buildings in the area and although the demand keeps growing, the choices do too. Also, each submarket is different and that’s why we perform an area study of stats and comps that is very localized.” “The buyer in Brickell is not the same as the one inAventura,” adds Rotsztain, “Aventura is primarily a family-oriented community where successful professionals and entrepreneurs want to work close to home.
