Amidst the elegant ambience of SIRONA Fine Art Gallery, the Aventura Marketing Council/World-Class Chamber of Commerce, (AMC) presented an informational and sometimes humorous association update seminar for Condo, HOA Managers and Board Members. AMC Chairman Cliff Schulman, partner in the law firm of Weiss Serota Helfman Cole & Bierman, served as Emcee, a role he handles extremely well as he chairs the AMC meetings.

The first half of the event featured Weiss Serota partner Joshua D. Krut discussing changes in the law and how it affects association communities. Josh serves as his firm’s Chair of their Community Association, Club & Resort Practice Group. Topics under discussion were Condominium Termination, Electronic/Online Voting, Fines, Suspension and Voting Rights, Proxies, Assessments, Notices, Service Animals, Annual Budgets, Bulk Assignees and Bulk Buyers, Official Records, Construction Defect Claims and Termination of Rental Agreements. Heavy topics—but all extremely important to the audience.

Kurzman focused on the areas of Construction Defects and Condominium Turnover Construction Issues, reviewing the Florida Statutes and When Is Too Late to Sue. Michael’s practice specializes in construction contract drafting and negotiation, construction litigation, defect claims, delay claims, contract claims, construction liens and surety bond claims—topics covered in his presentation. Some of the construction defect slides shown were truly unbelievable, with stairways going nowhere, balconies attached to blank walls, doors that don’t open and even an ATM machine placed at a 7’ height!

As an added bonus, attendees received two Continuing Education Unit credits, providing them with the added knowledge needed to maintain their professional affiliations.

Then Gary Pyott, President of FirstService Residential Florida, the nation’s largest property management firm, moderated a panel of experts including Krut, Kurzman, John Stroemer, CEO of Stroemer & Company CPAs and Marc Rice, Branch Manager/Boca Division of Luke’s Landscaping. With over 15 years of industry-related experience, Gary oversees every aspect of over 800 communities in Miami-Dade, Broward, Palm Beach, Martin and Indian River Counties.

In an energetic exchange of questions and answers, Gary proficiently kept the pace going as the property managers, condo and HOA board members had their questions answered about everything from accounting procedures and audits to landscaping issues.
