Miami-based commercial real estate brokerage and advisory firm Blanca Commercial Real Estate has been tapped to lease the BAC Colonnade Office Tower in Coral Gables, one of the city’s most iconic Class A office properties, just as the building prepares for a series of upgrades.
The assignment comes 18 months after Boston-based TA Realty acquired the 205,925- square-foot building located at 2333 Ponce de Leon Blvd. in downtown Coral Gables.
The news follows a string of recent leases that will see a number of new tenants occupy space in the building, including the Teachers Insurance and Annuity Association of America (TIAA); Medina Capital, a private equity firm founded by South Florida technology pioneer Manny Medina; Falcon, a financial advisory services company, and pain management specialist Dr. Charles F. Mahl.
Anchor tenant BAC Florida Bank also operates its headquarters in the building as well as a full-service bank branch. Additionally, the building is home to popular restaurants Morton’s Steakhouse and Sushisamba, which are located on the building’s ground floor.
A series of physical improvements will get underway this quarter and be completed this year, including a remodeling of the tower’s entrance lobby, as well as the addition of a fitness center and ground-floor café. Additionally, ownership will introduce a new concierge service that will be accessible to tenants 24 hours a day.
Blanca Commercial Real Estate vice chair Danet Linares, vice president Andres del Corral and associate vice president Flavia Eternod will spearhead leasing and marketing efforts on behalf of the building’s ownership.
