Miramar Park of Commerce, the largest locally owned and managed business Park in South Florida, has announced the expansion of tenants Memorial Healthcare, SIMTEC Silicone Parts, Sunshine Avionics and welcomed new tenant Kids SPOT Rehab, bolstering its position as a regional healthcare and aviation hub. 

Memorial Healthcare System, a long-standing tenant and important community partner, has expanded by 26,546 sq. ft. in MPC 11A at 2989 North Commerce Parkway.  Memorial now occupies more than 200,000 sq . ft in the park for a variety of uses including administrative offices, training, pharmaceutical, IT and pathology.

In March 2024, Memorial Healthcare System renewed its lease for 73,567 sq. ft. of flex office space at 2900 Corporate Way and 19,390 sq. ft. at 2954-2990 Executive Way. 

Memorial Healthcare System is one of the largest public healthcare systems in the U.S., known for its quality care and high satisfaction rates among patients, physicians and employees. The system includes major hospitals Memorial Regional Hospital, Joe DiMaggio Children’s Hospital, Memorial Hospital West and Memorial Hospital Miramar.

SIMTEC Silicone Parts, a leader in customized Liquid Silicone Rubber (LSR) and LSR 2-Shot injection molded parts, has expanded to 87,540 sq. ft. in the Park with the addition of 39,670 sq. ft. The international company, whose products are used by surgical, medical and healthcare companies among others, is located in MPC-27 at 9658-9698 Premier Parkway.

“SIMTEC’s decision to relocate its headquarters here in 2013 from Wisconsin was driven by our advantageous location near the ports and international airports,” said Peter “PJ” Apol, Director of Leasing and Marketing for Sunbeam Properties & Development, developer of the Park.  “It was important for SIMTEC to lease contiguous space in order to accommodate an expansion of their manufacturing processes and they now occupy the entire building.”  

SIMTEC combines research and technology to deliver high precision, high-volume solutions to clients across the U.S., Canada, Central America, Europe and Asia.

Since 2012, Sunshine Avionics, and its’ affiliates, have been a tenant of the Miramar Park of Commerce. The company recently expanded in MPC-6 at 3261 Executive Way adding 14,617 sq. ft.  Known for providing top-tier maintenance, repair and overhaul (MRO) services for advanced avionic components, Sunshine Avionics is part of the Park’s aviation hub, occupying more than 38,000 sq. ft. of space in multiple buildings. 

Kids SPOT Rehab has established a 12,052-sq.-ft. headquarters and administrative office in MPC 24-B at 3045 North Commerce Parkway. Kids SPOT provides comprehensive pediatric therapies, including speech therapy, in-home applied behavior analysis (ABA), occupational therapy and physical therapy for children.

Apol and Ryan Goggins, Vice President of Sunbeam Properties & Development, represented the Park in the transactions, with Bob Banks of R.W. Banks Real Estate representing Memorial Healthcare System and Audley Bosch of JLL representing Kids SPOT Rehab in those transactions.
