For the sheer density of condominiums per ZIP code nationwide, Aventura, Sunny Isles and North Miami Beach top even populous New York City, with Hallandale Beach and Miami Beach running statistically close behind. According to the Community Association Institute, condo living in South Florida shows no signs of slowing down, with Miami leading the way with the greatest number of condo development projects in Florida.

While the popularity of condo living in South Florida continues, the day-to-day realities of communal living can be difficult to navigate. Condo living sees people from different walks of life, parts of the world and diverse viewpoints essentially agreeing to be in the real estate business together, tackling Association management, maintenance and operational issues while attempting to balance rising costs and assessments. Throw in a 6-month hurricane season and a recent statutory overhaul aimed at the structural and financial integrity of condominiums . What could possibly go wrong?

Dennis Eisinger, a veteran condo and real estate attorney and managing partner of Eisinger Law, began his career in North Miami Beach. He’s witnessed first-hand how the area has transformed from the kitschy “Motel Row” built in the 1950s, to towering luxury condos lining both sides of the Intracoastal.

“Knowing the ins-and-outs of condominium living, we consider it so important to empower unit owners with practical knowledge and useful resources to keep them informed.” Eisinger said.

Serving more than 600 community associations throughout the state, Eisinger Law is a full-service boutique real estate firm specializing in community association law.

As the needs of condominium associations grow and evolve, whether it be dealing with ESA animals and EV Charging stations to new statutory safety requirements, Eisinger Law’s commitment to educating its clients stands strong. At its core, the team at Eisinger Law believes that knowledge, resources and education provide community members with the fundamentals to operate smoothly in a safe and secure environment.

The firm is well known for its focus on education, regularly offering free educational classes, including DBPR approved board certification courses, topical seminars, and panels which are offered online and in-person. Additionally, Dennis Eisinger, an adjunct professor at the University of Florida, along with partners, Alessandra Stivelman, Gregory Eisinger and Carolina Sheir, adjunct professors at Nova Southeastern University, teach condominium law to students, offering practical and real-world examples of the various aspects of community association law.

“We look at Associations as micro-societies, each with their own political, corporate and fiscal policies, all working within a statutory and regulatory framework. With constant changes in laws and regulations, it is critical that community members stay informed to protect their most valuable investment.” Eisinger explained. “That’s why we offer practical classes that focus on every day topics affecting owners and associations, such as how to handle special assessments, dealing with major construction projects or protecting against economic crimes.”

“Protecting personal freedoms and living in harmony with your neighbors in close proximity can be a complex and delicate balance,” Eisinger said. “It’s important to always remember that everyone desires the same thing at the end of the day–to live peacefully and with dignity in a safe environment.”

Eisinger Law is a multi-practice Florida law firm focused on community association law, real estate law, developer representation, civil/commercial litigation, insurance law, corporate law and landlord-tenant law. For more information, visit eisingerlaw.com or call 954-894-8000.

  1. Always interested in Condominium laws and loopholes. Things have began to cost extravagant amounts of money. I’ve found it difficult to keep up with my maintenance and 💧 water bills, Not to mention a non stop revolving amount of assessments. It’s become very difficult.
