Construction begins on Grove's newest boutique luxury offering

Developers Urban Atlantic Group and Oak Ventures recently broke ground on Arbor — a 52-residence boutique condominium in the heart of Coconut Grove.

Geared toward end-users, the eco-living inspired project features large, family-friendly living spaces as well as special amenities and walkable access to area hot spots, recreational facilities, and top-rated schools.

The developers hosted a groundbreaking event in November to commemorate the start of construction at the future site of Arbor, 3034 Oak Ave. in Coconut Grove.

“The vision behind Arbor has always been to create a special home-site for those residents who appreciate the essence of the Grove lifestyle, mindful design, and the ease of living in a building where faces look familiar,” said lead developer Nick Hamann, a Coconut Grove resident and principal with Urban Atlantic Group. “The building’s central location provides a place where people can comfortably live, work and play.”

Inspired by the tree-shaded canopy of the historic surrounding neighborhood, the centrally located, five-story building features designs by Miami-based Behar Font Architects and interiors by New York-based Samuel Amoia.

Each residence has been designed to bring the outdoors in through floor-to-ceiling windows, private gardens and large, open floorplans. Offerings range from expansive single-level units to two-story townhomes and penthouses, and 1,474 square feet to 2,150 square feet.

Townhomes and penthouses will feature 20-foot ceilings with floor-to-ceiling glass. Townhomes will offer sprawling private gardens, while upper penthouse residences will have private rooftop terraces.

With form and function at its core, interiors blend modernist design with durable, nature-inspired finishes, and stone countertops and backsplashes to bring the right balance of serenity and style. Each residence will be delivered furniture ready and feature chef-style kitchens outfitted with Bosch appliances, custom white cerused oak cabinetry, and Balvi Quartzite counter tops.

Additional highlights in each unit will include natural wood finishes and wide-plank porcelain wood-grain floors. Baths will feature herringbone shower tiles, white cerused oak cabinetry, natural-porcelain cement floors, and blue ocean travertine surfaces to echo the cool, calming waters of Coconut Grove.

With a strong emphasis on livability and sense of place, common spaces and amenities are designed to complement a well-balanced lifestyle, maximize indoor-outdoor living, and encourage engagement among residents and the surrounding neighborhood.

Keeping in step with its neighborhood-like ambiance and a focus on eco-living, the building will feature a bicycle share program with an accompanying concierge, a yoga and Pilates deck, rooftop terrace and outdoor cinema, a “backyard” amenity deck with social spaces, a lush courtyard and lap and splash pools.

Electric car charging stations, a pet walk, and hot and cold delivery storage are also among the unique amenities.

“From the onset, we felt it was important to develop a building that would not only fit within the surrounding neighborhood — incorporating many of the Grove’s most distinctive elements — but one that would serve the community for generations to come.” said Jeremy Waks, principal of Oak Ventures. “We’ve carefully selected materials that not only feel rich and natural, but are also eco-friendly and durable.”

Completion of the building is slated for the fall of 2018. Sales launched in mid-March. Residences start at $799,000. Douglas Elliman is exclusively handling sales for the project.
