East End Capital and The Related Group celebrate topping off of Wynwood 25.

East End Capital and The Related Group celebrated an important milestone in the construction of Wynwood 25 on May 16 as the partners topped off the Wynwood Arts District’s first large scale residential project.

The 400,000-square-foot mixed-use development is set to bring 289 rental apartments to the neighborhood, as well as 31,000 square feet of ground-floor retail and 340 parking spaces.

“This top-out brings us one step closer to achieving our vision of bringing top-tier living options to Miami’s most creative and artistic neighborhood,” said Jon Paul Perez, vice president of The Related Group. “We except Wynwood 25 to not only set the standard of living for the area, but also serve as a catalyst for the neighborhood’s next chapter. We look forward to a successful delivery next summer.”

Once completed in summer 2019, Wynwood 25 will feature predominantly studio and one-bedroom apartments, all equipped with 10- to 12-foot ceilings, luxurious kitchens and bathrooms, and full-sized washer/dryers. Residents will be able to enjoy a rooftop pool, rooftop barbecue area, rooftop movie lounge, bike room, EV car-charging stations, a large state-of-the-art fitness center with yoga studio, a 12,000-square-foot green courtyard, and dog wash facilities, among other amenities.

Construction also is progressing with The Wynwood Annex, a separate adjacent building which will consist of 47,000 square feet of leasable office space, with suites ranging from 5,500 to 7,200 square feet. The Annex is nearly half-way complete with four of its eight stories finished. Also, slated for a summer 2019 completion, the building will offer tenants on-site parking, a rooftop outdoor space, a covered outdoor conference center and access to Wynwood 25’s fitness center and rooftop pool.

“Wynwood 25 and The Annex are adding a new dimension of residential and office development to the Wynwood neighborhood, making it a true live, work and play environment,” said Jonathon Yormak, founder and managing principal of East End Capital.

Office leasing at The Wynwood Annex is being handled by Cushman & Wakefield’s Gordon Messinger, while retail leasing at both projects is being managed by Koniver Stern Group’s Sara Wolfe.

Wynwood 25 and The Annex will be situated at the ideal “main-and-main” location between NW 24th and 25th streets immediately west of NW Second Avenue, the neighborhood’s principle thoroughfare, and will reflect the artistic and vibrant fabric of the neighborhood.
