Miami’s The Rider Residences begins contract conversions

Following strong sales momentum this summer, The Rider Residences, a luxury boutique condominium situated at the crossroads of Miami’s trendy Midtown, Wynwood, Edgewater and Design District neighborhoods, has begun the process of converting its reservation agreements to hard contracts.

Contracts are now being mailed out to the project’s buyers who have hailed primarily from Miami, Latin America and Europe. The 12-story development, which is being developed by a joint venture between Miami-based real estate developers Rilea Group and Ciprés at 94 NE 29 St., will feature 146 turn-key furnished residences with luxurious living spaces, rebellious resort-inspired amenities, and no rental restrictions — offering the ultimate flexibility for today’s jetsetters.

Construction of The Rider is expected to begin later this year as initial site work gets underway. A formal groundbreaking is expected to take place early next year, with delivery slated for late 2026. “The overwhelming excitement we’ve received from buyers at The Rider is a testament to the unique appeal of a boutique building, which is truly one-of-a-kind, in one of Miami’s most desirable and exciting new areas,” said developer Diego Ojeda, president of Rilea Group. “Aside from the love for the project itself, we’re seeing buyers are also attracted to our proximity to Wynwood’s upcoming high-speed rail station, which will give future residents and guests the freedom to access other destinations throughout South Florida, like Palm Beach, Orlando and beyond.

With prices ranging from the $500,000s to upwards of $1.8 million, The Rider will offer fully furnished studios, one-, two-, and three-bedroom residences, with select floorplans featuring dens and half baths, measuring between 386 and 1,612 square feet in size.

The project’s sales model follows a buyer deposit structure where payments are staggered requiring 20 percent down at contract and 10 percent down in two remaining increments at varying stages of construction, with the balance of the unit’s value due at closing.

“The Rider is seeing exceptional interest from buyers looking for both second homes and vacation properties, including end-users who want to live in Miami for at least part of the year,” said Alicia Cervera Lamadrid of Cervera Real Estate, the exclusive sales and marketing brokerage for The Rider.

“We’re offering the ultimate amenity — freedom of choice. Buyers have the option to live at The Rider full-time or rent out their units for the long- or short-term. The Rider’s innovative design concepts are the creation of award-winning design studio, RADYCA, which specializes in superyachts and high-end real estate projects in South Florida and around the world. RADYCA’s inspiration is drawn from a mix of art, film, fashion, and music, utilizing midcentury furnishings, a $1 million collection of fine art photography from Morrison Hotel Gallery in Los Angeles and Iconic Images Gallery in London, as well as commissioned murals, graffiti art, and original artworks from renowned international artist.

The Rider’s architectural façade, designed by Miami-based architecture firm Deforma Studio, will combine the feel of Chicago’s industrial chic aesthetic and the exposed brick, steel, and concrete found in New York’s SoHo and Meat Packing Districts with Miami’s vibrant artistic flavor.

Residences will come complete with open living areas, gourmet kitchens with elegant Italian Bertazonni appliances, Italkraft cabinets, Dekton by Cosentino countertops, spa-inspired primary baths with Porcelanosa fixtures, smart home technology with keyless entry, all glass balconies and impact windows. The aesthetic will be a continuation of the building’s interior, with rich hues, bold fabrics and a distinct sexy glamour that will embody the legendary spirit of the 1970s.

Residents and guests will have access to an array of amenities with each floor of the building telling a different story of high-end fashion and rock-and-roll. Start the day at the ground-floor “Ready, Set, Café” in the lobby and then press play on AC/DC and hit the state-of-the-art gym, complete with Pelotons, training mirrors, and Technogym equipment.

Additional perks include “The Vinyl” hi-fi listening room which features a state-of-the-art sound system and an epic collection of classic records to comb through, as well as the “Doggy Style” pet spa where pets can get pampered.

The Rider’s rooftop pool deck will be home to a resort-style pool overlooking the city as well as a standout restaurant and speakeasy bar that will be accessible from the ground level via a direct private elevator through a side entrance. The “Reset” spa will enhance one’s well-being, with multiple cold plunge pools, cooed and individual infrared saunas, IV therapy, and a relaxing marble Hamman/Turkish Bath area.

And when the desire to ride in style strikes, owners can utilize The Rider’s “Toybox” which includes a fleet of in-house Harley Davidson motorcycles and vespas available for rent. The building also will include electric bicycles along with 24-hour valet service, EV charging stations, and a parking garage.

The Rider will serve as a launchpad into South Florida’s most popular communities with Wynwood’s upcoming high-speed rail station set to rise just one block away on NE 27th Street, connecting riders to a new regional transportation system with car-free access to popular destinations including Aventura, Fort Lauderdale, Boca Raton, West Palm Beach, Orlando, and more.

The Rider is joint venture between Rilea Group and Ciprés, a newly formed real estate development firm led by Rilea Group president Diego Ojeda, which specializes in delivering exquisite residential projects throughout South Florida with a focus on refined elegance and innovative design.
