“The real estate market, after years of growth, appears to have stabilized,” said Miami-Dade County Property Appraiser Tomas Regalado. “The 2025 New Construction value of over $8 billion has surpassed last year’s $6.3 billion growth. However, I don’t believe this trend will continue.
“A value decrease in certain markets will provide relief for taxpayers, unless your local governments increase their tax rates. I urge my elected colleagues to consider reducing their respective tax rates to alleviate the housing crisis,” he added.
Regalado has released the 2025 June 1 Estimates of Taxable Values to Miami-Dade County’s taxing authorities. The countywide estimated taxable value for 2025 is $511.8 billion, an increase of 8.5 percent as compared to 2024, which represents an additional $40.2 billion in taxable value to the county.
The June 1 Estimates of Taxable Values are only estimates, which are subject to change.
The official certification date for the 2025 assessment roll is on July 1.
Property Appraiser Regalado encourages property owners to review their individual property values online at www.miamidade.gov/pa/. Property owners who have questions or would like to review their assessment with staff may call the offices at 305-375-4712 or submit queries by visiting www.miamidade.gov/PASubmit.
