River Landing Shops & Residences, an 8.14-acre mixed-use development nearing completion, has launched leasing of its office tower and selected Colliers International Florida’s leasing team of Stephen Rutchik, Tom Farmer and Tyler de la Pena to lease the 135,000-square-foot, urban lifestyle Class A office building.

The new development on the Miami River is centrally located between Miami International Airport to the west and Downtown Miami to the east.

The LEED certified office building features floor-to-ceiling exterior impact glass, offering views of the historic Miami River, Atlantic Ocean and Miami’s skyline. In case of an emergency, the building provides a full-service commercial generator to power the offices.

The office tower, at 1400 NW N. River Dr., was designed to offer state-of-the-art amenities that add value to an employees’ quality of life as employers seek to invigorate their company’s culture. Also, the open floor plans will allow corporations to design their space with social distance measures in mind while encouraging a certain level of collaboration.

Office tenants will have access to a private 17,000-square-foot outdoor plaza that can serve as a central gathering place, an array of national and local retail shops and chef-driven, fast casual and upscale restaurants, an 850-foot waterfront linear park, and green space. Also, River Landing will provide office tenants a private shuttle to transport them to/from mass transit stations. The office will benefit from the project’s private water taxi connecting the complex to downtown Miami.

“River Landing’s urban feel will attract tenants who put a premium on creating a working environment that encourages their employees to walk along the Miami River, enjoy the river scenic views, meet co-workers for a dining experience or go shopping after work, and more importantly, do all that without having to get in their cars,” said Stephen Rutchik, executive managing director of Office Services at Colliers International Florida. “The area’s central location has made it a hot commodity for office space to a point that it has a zero-vacancy rate. We also expect to see interest from companies who want to be near Miami’s largest hospitals, bio research institutions, med schools, and courthouses.”

The 2.2-million-square foot River Landing has become a transformational force for an area strategically located steps away from Miami’s Health District, the second largest health district in the U.S. The area is minutes away from one the country’s busiest airports, Downtown Miami and the Brickell Financial District.

One of River Landing’s main asset is its proximity to two Metrorail stations and the rapid transit system that connects all the major hospitals and research centers to Downtown Miami, East Kendall and Hialeah as well as the Tri-Rail, a commuter rail line linking Miami, Fort Lauderdale, and West Palm Beach. The area also is served by the Miami’s Trolley system and is located at the crossroads of Miami-Dade’s main thoroughfares: Interstate 95 and State Road 836.

The easy access to main highways and mass transit is key to the Health District’s daytime population of nearly 50,000 working for some of Miami’s largest employers including the University of Miami Leonard M. Miller School of Medicine, University of Miami Hospital, Jackson Memorial Hospital, Florida International University School of Medicine and Miami‐Dade College Medical Campus.

Scheduled for completion in the second half of 2020, River Landing will include 345,000 square feet of retail/commercial space — including 25,500 square feet of waterfront dining space, 528 market-rate apartments, and more than 2,000 parking spaces. Some of the retail tenants that will be opening in the coming months in River Landing include Publix Super Markets, Burlington Stores, TJ Maxx, Ross Dress For Less, AT&T, Old Navy, Chick-Fil-A and Hobby Lobby.

The new development, designed to celebrate South Florida’s urban lifestyle, has given rise to the Mid River District, the region’s newest destination for ‘live, work, and play’ on Miami’s waterfront.

The mixed-use development has helped attract public and private investment to the Mid River District, which runs from the Fifth Avenue Bridge to the 22nd Avenue Bridge and has turned the area into Miami’s next hot spot for redevelopment.
