Evidencing a continued demand for high-quality, move-in-ready, tenant-focused office space in Brickell, Blanca Commercial Real Estate recently announced the signing of four new-to-Brickell office lease deals and one renewal totaling 13,614 square feet at Brickell City Tower:

Founders Fund, a San Francisco venture capital firm investing in technology companies;
Friends of The Underline, a 10-mile linear park and urban trail in Miami;

CORE Industrial Partners, a private equity firm investing in manufacturing and industrial technology companies, and

Discover International, a biotech and sciences recruitment firm, and Independencia, an asset management firm.

The deals underscore the key characteristics that are attracting high-caliber tenants to the building. These include: fully furnished, move-in ready luxury suites; central location at the heart of Miami’s vibrant urban core; proximity to public transportation and dining, entertainment and retail amenities, and quality, institutional ownership by New York Life Real Estate Investors.

In particular, the 12-month Founders Fund lease stands out as a new-to-Miami deal completed on an expedited timeframe for a high-profile, out-of-state company moving to the city based on its appeal. Founders Fund will occupy its new office at Brickell City Tower while expanding its business operations in Miami over the course of the next year.
Founders Fund general partner Keith Rabois has widely praised Miami in the media, including saying that, “Miami is an incredibly beautiful city, cosmopolitan and has an interesting mix of New Yorkers, Latin Americans, and Europeans.”

Meg Daly, founder of Friends of The Underline, said, “With the building’s prime location in the Brickell community, direct frontage to our project, The Underline, and high-end amenities and service, having an office at Brickell City Tower was a clear best choice. We absolutely love our offices.”

Located in the heart of Miami’s urban core, the 288,314 square-foot building at 80 SW Eighth St. is distinguished as the only building in Brickell to receive a WiredScore Gold Certificate for best-in-class digital connectivity as well as a Kingsley Excellence Award for tenant satisfaction.

The building has a renovated façade, main lobby and common areas including an on-site tenant lounge with outdoor terrace and conference facilities. It is adjacent to public transportation including Metrorail, Metromover, Metrobus, Brickell Trolley and The Underline, and within walking distance of numerous dining, entertainment and retail amenities including Brickell City Centre and Mary Brickell Village. The building is also LEED-certified and has an Energy Star rating in acknowledgement of its energy-efficient operations.

“Local and new-to-market tenants value the location, strategic property improvements and tenant-focused approach offered by New York Life Real Estate Investors,” said Danet Linares, vice chair of Blanca Commercial Real Estate. “The building’s location, amenities and technological infrastructure will continue to attract high-caliber tenants.”

Other current tenants include: Uber; South Florida Business Journal; Butler Weihmuller Katz Craig LLP; McAlpin & Conroy PA; Tricera Capital LLC, and the Beacon Council, Miami-Dade County’s Economic Development Agency.

The Founders Fund was represented by Adam Bernstein of JLL. CORE Industrial Partners was represented by Nicole Kaiser of Blanca Commercial Real Estate, and Discover International was represented by Brad Dinneen of Stiles.
