Sometimes government makes mistakes—but as a property owner, you have the power to challenge the mistake. One of the most important tools to do so is your Truth in Millage (TRIM) notice, which directly impacts how much you pay in property taxes.
I urge all Miami-Dade property owners to carefully review their TRIM notices, which have been mailed by the office of Tomas Regalado, Property Appraiser of Miami-Dade County. These notices provide critical details about your property’s assessed value, exemptions, and proposed taxes for the upcoming year.
TRIM notices are more than just paperwork—they’re your chance to ensure accuracy. If you spot discrepancies, you can file an appeal with the Value Adjustment Board (VAB). This process helps guarantee that property taxes remain fair and equitable for all residents.
Property owners who believe their assessment is incorrect—or who qualify for exemptions or benefits not reflected in the notice—have the right to appeal. However, keep in mind that certain requirements must be met you must pay all non-ad valorem assessments and make a partial payment of at least 75% of ad valorem taxes before they become delinquent. Missing these deadlines could result in the denial of your petition.
