Terra, one of South Florida’s most active residential and commercial real estate development firms, has delivered Centro City Residences – part of the first phase of Centro City, a 38-acre mixed-use development in Miami’s West Little Havana neighborhood.
Located at 3830 NW 11 St., the Arquitectonica-designed multifamily development comprises three eight-story buildings offering a total of 470 market-rate apartments surrounding a series of courtyards, pool decks, and lushly landscaped sidewalks. Leasing is currently underway, with tenant move-ins in progress.
Centro City Residences offers a diverse selection of modern studio, one-bedroom, and two-bedroom apartments, featuring high-quality finishes, contemporary designs, and an exceptional central location in the heart of Miami. Floor plans measure approximately 500 to 1,250 square feet in size, with monthly rental rates starting at approximately $2,400.

Earlier this year, Terra secured a total of $291 million in permanent financing for the project following the completion of its first phase.
Centro City’s master plan will include a mix of multifamily residential units, expanded green space, lifestyle-oriented retail and restaurants, and a Mater Academy Charter School. Construction of the project’s second phase of residential, which will add another 518 multifamily apartments, is expected to begin in 2026.
Centro City is located in West Little Havana, a thriving Miami neighborhood that offers a blend of historic charm and modern conveniences. With its central location, residents have quick access to major highways, airports, parks, and the best of Miami’s cultural, dining, and entertainment scenes. Nearby is Little Havana’s iconic Calle Ocho as well as LoanDepot Park, home of the Miami Marlins, with easy access to Coral Gables, Downtown, and Doral.
