As Miami’s housing affordability crisis persists, The HueHub is one step closer to serving as one of the pivotal solutions to the issue.

After much anticipation, demolition has commenced officially at its 12-acre site in Miami’s West Little River neighborhood, marking a critical early milestone in the development of the $880 million mixed-use community designed to deliver much-needed attainable housing for Miami-Dade County’s workforce.

The demolition phase clears the way for construction of what will become one of the largest attainable housing developments in South Florida, bringing the project one step closer to addressing the county’s growing housing affordability crisis for essential workers including firefighters, police officers, educators, healthcare professionals, hospitality workers, and local service employees.

Located at 8395 NW 27 Ave., the transit-oriented development is planned to feature seven 35-story towers and more than 4,000 fully furnished residential units, along with extensive on-site amenities, neighborhood-serving retail, and public green space.

Residences start at approximately $1,300 for studios, $1,600 for one-bedrooms, and $1,900 for two-bedrooms. Upon completion, The HueHub is expected to set a new benchmark for scale, affordability, and community-focused design in Miami-Dade County.

“Beginning demolition is a tangible signal that this long-envisioned project is becoming real,” said Pablo Castro, developer of The HueHub. “This step reflects months of planning, coordination, partnership, commitment and a true vision to move forward with a development that directly responds to the urgent housing needs of the people who keep Miami-Dade County running.”

According to a 2025 City Pulse report from Gensler Research Institute, almost 52 percent of young adults surveyed in Miami ages 18-34 are likely to move out of the city, with cost of living as the most important quality for members of this age group.

The HueHub’s attainable pricing, prime location near Miami’s urban core, and array of amenities designed to give working professionals more time in their day are all purposeful elements of the community, helping retain homegrown talent in Miami-Dade County and offering the next generation a central place to build their careers and lives.

The HueHub also has secured a landmark agreement committing approximately 3,000 units at base rental rates for first responders and essential workers, reinforcing the project’s mission to deliver long-term housing stability in one of the nation’s most expensive rental markets.

Designed as a true live-work-thrive community, The HueHub will ultimately incorporate nearly 200,000 square feet of interior amenities, a two-acre public park, co-working and cultural spaces, childcare and healthcare services, and concierge-style offerings intended to support residents’ quality of life.

Its location near the Northside Metrorail Station and Tri-Rail provides direct connectivity to Downtown Miami, Miami International Airport, and employment centers across South Florida, further positioning the project as a model for transit-oriented attainable housing.

Demolition activities will continue over the coming weeks, with a formal groundbreaking to follow.

By advancing into the demolition phase, The HueHub moves closer to delivering a nationally replicable model for attainable, workforce-focused housing rooted in community, connectivity, and long-term affordability.
