Wynwood Haus announces first retail tenant – Raccoon Coffee
Throughout construction of its interior space, Raccoon Coffee will operate a full-service food truck parked directly outside its future location, welcoming residents and visitors to experience what awaits.

Wynwood Haus, a newly opened mixed-used, multifamily development designed to encourage living, working, wellness, and community in one central locale, has announced the signing of its first retail tenant, Raccoon Coffee.

A coveted brand among Miami coffee enthusiasts, the dining establishment will connect directly to the building’s lobby in a welcoming space that brings the people together with a versatile menu of fresh brews and delectable bites.

Developed by Black Salmon, along with LD&D (which collaborated with IGEQ), and Bridge Investment Group, Wynwood Haus features 224 luxury apartment homes and nearly 5,500 square feet of ground-floor retail.

Raccoon Coffee will encompass approximately 1,790 square feet and is slated to begin welcoming patrons by the year’s end. But visitors don’t need to wait until opening to delight in the shop’s offering. Throughout construction of its interior space, Raccoon Coffee will operate a full-service food truck parked directly outside its future location, welcoming residents and visitors to experience what awaits.

Raccoon Coffee seeks to offer much more than specialty coffee, but an unforgettable experience by joining it with its quality, distinct blend of premium beverages, gourmet pastries, and inviting atmosphere. Established in 2019, the inaugural site debuted in the heart of Brickell, and the brand has continued to grow with another establishment in Edgewater. Its expansion to Wynwood Haus marks a significant milestone, being the first outpost in proximity to the lively Wynwood neighborhood.

“Our vision for Wynwood Haus has been centered around creating a vibrant hub that caters to our residents and fosters meaningful connections. Welcoming Raccoon Coffee to our property is a strategic move that perfectly aligns with this mission,” said Camilo Lopez, managing partner and co-CEO of Black Salmon. “This will curate an exceptional culinary and social experience right at our residents’ doorstep, ensuring that Wynwood Haus truly becomes the heart and soul of our dynamic community.”

Located in a sheltered enclave at 23 NE 17 Terr., Wynwood Haus was created to satisfy the demand of today’s progressive renters, from young professionals to entrepreneurs and starter families, as a place for those who are drawn to innovation and aspire to enhance their quality of life.

Presenting studios, one- and two-bedroom floor plans, ranging from 394 to 945 square feet, residences rival those of other luxury high-rises and are adorned with intricate wood paneling, concrete accents, and luxe lighting throughout to elevate the modern aesthetic.

Wynwood Haus sets a superior standard of urban sophistication with sweeping views, contemporary design, and ample green space, complemented by wellness-centric offerings.

Designed by acclaimed architecture firm Corwil Architects and with interiors by LD&D’s design division, the building presents a community-focused vibe. Spaces are built to connect with others, with thoughtful programming to satisfy every passion and pursuit.

The property’s impressive rooftop amenity and pool deck offers incomparable city and bay vistas, while amenities include a clubroom, fitness center with steam and sauna, yoga room, outdoor barbecue area, and private and coworking spaces, offering a fusion of activity, relaxation, and work-from-home ease.

With leasing and property management by Bozzuto, Wynwood Haus has experienced unprecedented success since opening in January, having achieved over 30 percent in leasing.

As a true live-work-play apartment destination, Wynwood Haus’ location affords walkability to the conveniences of everyday life. Steps away are new offices, tech-centric businesses, and expanding retail, dining, and bustling art scenes. It also is just minutes from major thoroughfares and the Design District, Midtown Miami, and Downtown. To further enhance connectivity throughout the city, the project is a designated transit-oriented development (TOD) within walking distance of the School Board Metromover station.
