    High Costs Continue to Drive South Florida Buyers to State’s West Coast Ave Maria Announces Two Neighborhoods Sold Out

      Ave Maria, located in Collier County and ranked 20th among the nation’s top-selling master-planned communities, recently announced that two of its five neighborhoods are almost sold out and sales have begun at a new development. There are currently 5,700 new homes sold in Ave Maria with a total of 11,000 new homes anticipated at build out. Sales for 2025 topped 500, with an estimated at least 40% of buyers hailing from Miami-Dade and Broward Counties.

      The National Golf & Country Club  by Lennar and Avalon Park, a single-family home neighborhood by Pulte Homes, have only a handful of new properties remaining for sale. Gatherpoint, a joint project by Pulte Homes and Lennar, recently opened model homes with a collection of single-family, villa and townhome floorplans. Prices start in the $300,000s. The neighborhood is also the first to offer gas power.

      “We are continuing to see a stream of home buyers, ranging from young families to active adults, coming to Ave Maria seeking more value for their money and a calmer lifestyle,” said Mike Egan, general sales manager for Pulte. “We only have 14 home sites left in the Avalon Park community.”

      “The National Golf & Country Club, with a private golf course and new resort-style clubhouse, is popular with buyers seeking an affordable, amenity-rich community,” said Gus Spatharos, sales manager for Lennar Homes.  

      Affordability remains a critical issue throughout Florida, as residents wrestle with raising costs in home purchases, insurance and property taxes. In addition to lower priced homes, Ave Maria’s central location and modern construction, result in lower insurance and overall living expenses.

      Ave Maria has been named a Top 20 Master Planned Community in the United States, 2015-2026 Community of the Year, the Top Selling Single-Family Home Community in Southwest Florida, a Blue Zones Certified Community, and its active adult community, Del Webb Naples, has been named a Top 20 Places to Retire. Located in southwest Florida, Ave Maria is a self-sustaining town including shopping and dining, employment opportunities, parks and recreation, and is zoned for all A-rated Collier County public schools.  

      The variety of housing options include condominiums, attached villas, and single-family homes, many of which feature lake, preserve, and golf course views. Over 25 designer-furnished model homes are available for daily tours, with prices ranging from the low $200s to the $800s. Residential builders include CC Homes, Del Webb Naples, Lennar, and Pulte Homes.

      On-site amenities include a water park, pickleball courts, soccer and baseball fields, fitness center, amphitheater, dog park, walking paths, bocce and tennis courts, and commercial centers with more than 75 businesses, including a Publix Supermarket and a Mobil gas station. 

      At its build out, the town will include up to 11,000 residences, and 1.8 million square feet of retail, office, and business park uses in its 5,000 acres.  Ave Maria is located at the intersection of Oil Well and Camp Keais Roads in Eastern Collier County.  The main entrance, on Oil Well just west of Camp Keais, leads to the Town Center.
