      Why You Should Be There

The Cooperator Events South Florida Expo is an essential annual destination for board members and managers across Southern Florida. Returning to the Broward County Convention Center in Ft. Lauderdale on Thursday, December 11, this one-day event is your opportunity to solve problems, connect with service providers, and leave with real-world strategies to improve your building’s operations, all for FREE, including Free Parking and Free Lunch for attendees (not valid for exhibitors). Meet 275 experts, attend educational seminars, and visit the SIRS Resource Hub. Register at fl-expo.com!

This year at the Expo, board members can fulfill the state’s 4-hour board certification requirement by attending the on-site board certification course given by Peyton Bolin. In addition, we are offering a full day of seminars, some providing CE credits, on everything from budgeting basics to maintaining your building’s structural integrity to improving resident engagement.

Noted condo attorney, Donna DiMaggio Berger, is hosting a live podcast at the Expo with her special guest, Evan Swaysland, of Swaysland Professional Engineering. You’ll definitely want to sit in!

Whether you’re a board member entrusted with fiduciary responsibility or a community association manager tasked with keeping everything running smoothly, you’re doing it all: balancing budgets, monitoring local law and code compliance, overseeing capital projects, and rising to meet resident expectations, often all at once.

Here’s what’s in it for you:

Meet 275 Experts in One Day

You could spend weeks researching contractors, energy consultants, attorneys, or reserve study specialists… or you could come to the Expo and meet them all at once. With over 275 exhibitors from all sectors of the multifamily residential industry, the Expo brings together the full range of vendors and service providers your building or association relies on. You’ll meet experts in:

      • Legal and compliance services
      • Insurance and risk management
      • Reserve studies, engineering, and architectural services
      • Capital improvement financing
      • HVAC, elevators, energy and water efficiency
      • Security, pest control, janitorial services, and staffing
      • Building management software

The Expo is your one-stop shop to check out new vendors, ask questions, compare service offerings, and discover emerging technologies that can cut costs, improve sustainability, and streamline operations for your building or association. It’s your chance to evaluate partners firsthand and come back to your building with concrete options. The show is an incredibly efficient way to expand your vendor network and explore options.

      Seminars With Practical Takeaways

Every year, the Cooperator Events South Florida Expo curates a series of free educational seminars designed to help you navigate the real issues multifamily communities face. These sessions are led by trusted professionals, including attorneys, engineers, CPAs, and compliance experts, and go deep into topics relevant to your role and responsibilities.

These aren’t just quick overviews. You’ll walk away with specific, actionable insights to bring back to your board or management team—ideas you can put to use immediately. Plus, because the seminars are live and in-person, you can ask questions tailored to your building’s unique challenges, and even follow up with speakers or experts afterward.

      The 2025 Fall seminars include:

4-Hour Board Member Certification Course for Chapter 718, Florida Condominiums and Chapter 720 Florida Homeowners Association Sponsored by Peyton Bolin

Providing a Little Calm Through the Storm of Condo Financing Sponsored by Meridian Capital Group

Online Voting, Websites & Other Tech for Associations Sponsored by Becker Poliakoff

Structurally Sound Buildings, Strong Communities: A Live Take It To The Board Podcast Event Sponsored by Donna DiMaggio Berger

The Future of Energy: How HOAs Can Stay Ahead of Rising Costs and Power Disruptions Sponsored by Terra Energy

      SIRS Resource Hub

Our SIRS Resource HUB is a series of short, information-packed presentations by industry leaders focusing on the state’s mandatory Structural Integrity Reserve Study (SIRS) inspection program. If your building or HOA is facing major repairs or capital improvements—or just want to be ready when the time comes—these talks are a must-attend!

SIRS & Your Restoration Project–The Engineer’s Perspective, Sponsored by Thorton Tomasetti

Planning and Funding Reserves, Sponsored by Facilities Advisors International, LLC

      Network with Peers

Whether you’re new to a board, recently took on a new property, or are a seasoned professional, the Expo is a great opportunity to learn from those with more experience and develop a deeper understanding of the landscape. Thousands of board members and managers from across Florida will be at the show, seeking info and advice on the same facade inspection and maintenance concerns, the same rising utility costs, shareholder disputes, and emergency boiler breakdowns as you are, making the Expo a fantastic opportunity to connect, compare, and learn from one another. Many attendees leave with new ideas sparked by casual conversations, or with contacts for buildings nearby that have faced similar issues.

One Day, Big ROI, Zero Cost to Attend–and Free Lunch + Parking for Attendees!

Sometimes you need more than a Google search or a vendor email. At the Expo, you can speak directly to the professionals behind the services who understand South Florida’s building landscape inside and out.

If you have questions about anything from negotiating a contract for a major HVAC upgrade to choosing between funding options for a capital project, understanding board liability on a pending lawsuit, or implementing a preventive maintenance program, this is your chance to ask! Many vendors offer free on-the-spot consultations at their booths. You might even leave with a next-step plan or a helpful referral you didn’t expect.

Unlike most national conferences or multi-day industry events, the CooperatorEvents Expo is local, focused, and designed for busy professionals and volunteers. It’s structured to deliver maximum value in one productive day. Whether you’re navigating rising insurance premiums, aging infrastructure, stricter laws, or changing board dynamics, you’ll find answers, ideas, and trusted partners here.

To make it even easier, the Expo is offering attendees FREE PARKING on the day of the show at the Convention Center Garage, and FREE LUNCH on the show floor. Both offers are valid for attendees only. (Exhibitors and employees of exhibiting companies do not qualify.)

For anyone involved in the management or governance of condos and HOAs in South Florida, the CooperatorEvents South Florida Expo isn’t just another event; it’s a tool designed to save you time, help you spend building funds more wisely, and strengthen your building’s performance and compliance in an increasingly complex landscape. Even if you’ve been to the show before, 2025 will deliver new connections, updated resources, and expanded insights—all tailored to the rapidly shifting needs of area boards and building professionals. If you’re making decisions about repairs, upgrades, budgets, staff, or resident issues—this event is for you.

Register now at fl-expo.com, and we’ll see you on Thursday, December 11th in Ft. Lauderdale!
