Constellation and Boschetti launch CORA Merrick Park in Coral Gables
Development firms partner to usher in a new era of living with the city’s first wellness-focused residential mixed-use boutique condominium.

Leading commercial real estate investment and development firms Constellation Group and The Boschetti Group have announced their latest venture, CORA, a groundbreaking mixed-use boutique building where wellness meets home in Coral Gables.

This innovative project features 74 wellness-oriented refined residences, complemented by thoughtfully curated retail and office spaces. CORA represents the first wellness-focused residential development in the City Beautiful and, upon completion, will be one of the first WELL Certified residential buildings in Coral Gables. Douglas Elliman Development Marketing serves as the exclusive broker for residential sales and marketing at CORA.

Seamlessly integrating wellness into every aspect of its design, CORA creates an environment where residents can feel revitalized, energized, and balanced. Through a singular partnership with renowned European wellness brand Lamarca Well, which has been working with ownership and designers since the project’s inception, CORA ensures that health and wellness are interwoven into every aspect of the property. With the guidance of leading wellness consultants, every detail has been thoughtfully curated to enhance residents’ well-being, ensuring a healthier, happier life becomes second nature.

“At CORA, our mission is to create a new exceptional living standard by naturally fusing wellness into all aspects of the project’s DNA – ultimately enhancing health, longevity, and well-being without disrupting daily life,” said Eduardo Otaola, managing principal at Constellation Group. “With CORA, we are introducing many firsts for Coral Gables, including the first rooftop padel court, and developing a 5,000-square-foot lush park featuring renowned art – creating a direct, walkable connection between the building and the Shops at Merrick Park.

This project is truly designed to elevate the residential experience, offering unparalleled access to world-class shopping, dining, and green space in one of the most sophisticated neighborhoods in the world.”

Contributing to its visionary identity, the project brings together renowned design teams, including:

• Arquitectonica is crafting the iconic exterior and reimagining Mediterranean architecture for luxury wellness, incorporating oolite natural stone and bronze accents.

• Urban Robot is spearheading interior design, creating sophisticated spaces that capture the essence of European elegance while delivering optimum comfort and wellness.

“CORA is a one-of-a-kind development designed to meet the growing demand from health-conscious buyers seeking a seamless blend of upscale living and wellness, in a remarkable location conveniently positioned in the heart of one of South Florida’s most diversified retail centers,” said Jay Phillip Parker, CEO of Brokerage, Douglas Elliman’s Florida Region and President of Douglas Elliman Development Marketing, Florida. “The development team has set a new lifestyle benchmark in Coral Gables, one of the world’s most desirable neighborhoods.”

“We are honored to collaborate once again with The Boschetti Group and Arquitectonica, a team with whom we share a proven track record, currently under construction on two other projects together,” Otaola added.

Slated for completion in 2027, the 13-story building also will feature more than 8,000 square feet of ground-floor retail and 13,000 square feet of office space across the second and third floors. Located at 4241 Aurora St. in the prestigious Merrick Park district, CORA offers residents a seamless blend of healthy living, luxury, convenience, and culture. Entry prices for residences begin in the $900,000s.

The residences, from intimate one-bedrooms to expansive three-bedroom plus den homes (ranging from 678 to 2,651 square feet), feature thoughtfully designed floor plans that maximize space and natural light through expansive windows. Each home showcases 10-foot ceilings, designer Italkraft kitchens with natural wood and stone finishes, Sub-Zero and Wolf appliances, and includes assigned parking. Every residence is crafted to focus on wellness and long-term comfort, setting a new standard for luxury residential living.

Lamarca Well is ensuring CORA’s comprehensive wellness features establish new standards for healthy living by implementing key design and infrastructure elements to support physical, mental, and emotional well-being. Advanced air and water filtration systems ensure the highest indoor quality, while biophilic design spaces incorporate natural materials, abundant greenery, and optimal lighting throughout.

Smart wellness technology, including red light therapy panels and health monitoring systems, are integrated seamlessly into the living spaces. A dedicated wellness concierge trained in holistic well-being assists residents in maximizing these features, while multiple water features throughout the property also create a sense of serenity and calm.

The wellness experience extends to a state-of-the-art fitness center with advanced wellness and recovery equipment, complemented by the first rooftop padel court in Coral Gables. Residents can enjoy a complete spa experience with a steam room, sauna, and hot and cold plunge pools, as well as a resort-style pool with private cabanas and a dedicated yoga terrace for mindful movement practices and meditation.

The amenity offerings continue with an expansive lobby featuring a coworking lounge, executive boardroom, and resident tea lounge. A media lounge with catering kitchen provides entertainment space, while outdoor kitchen and dining areas offer alfresco gathering opportunities.

At street level, the development will contribute a 5,000 square foot public park to the City of Coral Gables, anchored by a sculpture from internationally acclaimed artist Jaume Plensa, creating a cultural landmark that will enhance the neighborhood’s artistic landscape.

Drawing inspiration from Spain’s sun-kissed coastlines and the refined elegance of European architecture, CORA’s design seamlessly blends classical Mediterranean elements — graceful columns, natural oolite stone, and intimate paseos — with contemporary design, creating an atmosphere that feels balanced, timeless, and thoroughly modern.

CORA joins Constellation Group and Boschetti Group’s portfolio of successful Coral Gables developments, including 4225 Ponce, which currently is under construction and set to be completed this year, located just one block from CORA. Additionally, the co-developers recently announced the groundbreaking for Ella Miami Beach.
