Merrick Manor, the luxury mixed-use building developed by the Henry Torres-led Astor Companies, completed a lease for its largest commercial space with high-end Peruvian furniture retailer Sierra Muebles.
The 4,488-square-foot space on Merrick Manor’s ground floor will be Sierra Muebles’ first U.S. showroom when it opens in mid-2022. The space leased to Sierra Muebles also includes over 1,800 square feet of covered terrace.
ONE Sotheby’s International Realty Global commercial director Manny Chamizo III, the exclusive sales representative for Merrick Manor’s 20,000 square feet of prime ground-floor commercial space, brokered the deal.
Prior to opening the showroom, Sierra Muebles will showcase its furnishings inside a Merrick Manor model residence starting this fall. Crafted in an 86,000-square-foot factory, Sierra Muebles produces its handcrafted pieces from 100 percent solid wood extracted from sustainable reforestation. It has four product lines: Sierra, Abraccio, Emporio and Garden.
The ground-floor lease includes an option to purchase the space before the end of the second year for $4.38 million. The owners of Sierra Muebles plan to relocate to the U.S. and reside at Merrick Manor.
“This was a carefully curated deal from beginning to end with a completely new-to-market tenant that should compete favorably with existing luxury furniture retailers in the area,” Chamizo said. “The owners loved Merrick Manor’s location within the city’s Design and Innovation District, the walkability of the neighborhood and the brand-new, Class A space. Merrick Manor is very compatible with Sierra Muebles’ high-end brand.”
Merrick Manor is down to just one remaining available commercial space — a 1,307-square-foot unit. The building’s ground-floor is home to Merrick Manor’s Health and Beauty Corridor, with tenants including Anaïs Nails & Spa, Body Details, Elegance Beauty Salon, M&B Dental Associates, Sweat 440 and Trésor.
Prominent actor, singer, songwriter, composer and television personality Carlos Ponce’s Talent Hub Agency established its Miami headquarters at Merrick Manor.
“It has been an incredible year of activity thus far,” Torres said. “Our commercial space continues to generate strong interest from tenants and investors, and our residential sales are surging. We have the right product in the right location at the right time.”
