Coral Rock Development Group announces Card Sound Key Apartments housing project

Coral Gables-based Coral Rock Development Group recently unveiled plans for Card Sound Key Apartments, a workforce and market-rate rental housing project based in Florida City.

Set on approximately 13 acres at the gateway to the Florida Keys, the vacant land is located on the west side of US1 where it merges with Krome Avenue and splits off to Card Sound Road, 35800 S. Dixie Hwy.

Card Sound Key Apartments will encompass 342 residential rental units featuring one-, two-, and three-bedroom layouts. The project will consist of six four-story buildings with 20 percent of the units dedicated to workforce housing and 80 percent to be utilized as market-rate rentals.

Offering a full slate of premium amenities, Card Sound Key Apartments will include a Vita Course circulating the property with several workout stations, along with a pool, barbecue area, spacious two-story clubhouse, dog park, children’s playground and pickleball court.

Set to rise on the most southern development site in Miami-Dade County, Card Sound Key Apartments will uniquely serve three submarkets — Ocean Reef, South Miami-Dade and the Northern Keys.

Development plans for Card Sound Key Apartments were unanimously approved by the City Commission of Florida City recently.

“We are extremely excited about the beautiful Card Sound Key Apartments coming to Florida City. Card Sound Key will be the first housing you will see when entering Florida City going North and it makes quite a statement,” said Florida City Mayor Otis T. Wallace. “I am very pleased with the workforce component of the project. This is particularly meaningful since most of the workforce for the Florida Keys travel to Florida City.”

‘The residents of South Florida are the most rent-burdened in the country, and providing workforce housing is one of my top priorities,” said Miami-Dade County Commissioner Kionne L. McGhee. “I am proud to welcome this new development to South Dade, which will provide much-needed housing to our workforce, so we can continue to attract businesses that provide jobs to our residents.”

Designed by Pascual, Perez, Kiliddjian, Starr (PPKS) & Associates, Card Sound Key Apartments will be created to achieve LEED Silver Certification as defined by the Florida Green Building Coalition and employ innovative green technologies. Groundbreaking on the project will begin in the first quarter of 2024 and is scheduled for completion in early 2025.
