Mixed-Use Development Sawyer’s Walk Set to Open Retail Stores, Ushering in a New Era of Retail in Miami’s Overtown Neighborhood

Sawyer’s Walk, the largest mixed-use development in the historic community of Overtown, announces the delivery of the retail component with a brand new Target that just opened and other major retailers set to open over the coming weeks and months, including a Burlington, Five Below, Aldi supermarket, and Ross Dress for Less, which will serve the immediate Overtown community and surrounding neighborhoods.

Sawyer’s Walk is comprised of 1.5 million square feet, including the recently opened 578 residential units home to predominantly low-income seniors, 175,000 square feet of prime retail space retail, a 25,000-square-foot public plaza, and 130,000 square feet of office space acquired by MSC Group that will anchor MSC Cruises new North American headquarters.

Leading the retail openings is a 50,000-square-foot Target store that is the major retailer’s first location open in Downtown Miami and a 38,000-square-foot Burlington department store set to open in October. These openings will be followed by a 25,000-square-foot Aldi discount supermarket and 10,000-square-foot Five Below store, known for pricing most of its products at $5 or less, slated to open in November. Then, the 26,000-square-foot Ross Dress for Less plans to make its debut in March 2025.

SG Holdings, a partnership among Swerdlow Group, SJM Partners, and Alben Duffie, constructed the 3.4-acre, mixed-use development located at 249 NW 6th St. that broke ground in June 2021. The successful public-private partnership was made possible through a collaboration with the City of Miami’s Southeast Overtown/Park West Community Redevelopment Agency (CRA), Miami-Dade County’s Department of Public Housing and Community Development (PHCD), and County Mayor Daniella Levine Cava, City of Miami Mayor Francis Suarez, City of Miami Commissioner and Chairwoman Christine King and Miami-Dade County Commissioner Keon Hardemon.

Standing as the epicenter of the neighborhood, Sawyer’s Walk plays a key role in the revitalization of Overtown by providing affordable living opportunities and accessible retail offerings for the vulnerable population of low-income seniors and other residents, strengthening and reconnecting the area’s commercial corridor with high-value retailers.

Sawyer’s Walk also features a public plaza with art murals, an outdoor seating area, children’s playground and dog park benefitting the surrounding community. The property also provides close to 1,000 parking spaces for residents and shoppers and access to numerous public transit options such as the Metrorail, Metromover and Brightline.
