Property Appraiser mails 2024 TRIM Notices to county property owners

    Property Appraiser Pedro J. Garcia mailed the 2024 Notice of Proposed Property Taxes (TRIM Notices) on Friday, Aug. 23, to all Miami-Dade County property owners.

    The TRIM Notice includes property values assessed by his office as of Jan. 1, the tax rates proposed by the taxing authorities and the property tax benefits and exemptions, if any, applied to the property. This is not a tax bill, but rather an estimate of taxes. Tax bills will be mailed by the Miami-Dade Tax Collector in November. Details for each budget hearing, such as dates, times and venues for each taxing authority will be included.

    To better understand the TRIM Notice, the mailing will include Real Estate or Tangible Personal Property (TPP) TRIM Guides that help reference information by sections found on their notice. It will also include a letter from Property Appraiser Garcia advising property owners of the importance of understanding their TRIM Notice. He also encourages property owners who believe their property assessment may be inaccurate to complete an Informal Assessment Review Form where our office will be able to address value concerns.

    TRIM Notices also can also be found online at www.miamidade.gov/pa. Property owners may also use the Tax Comparison application to compare individual property tax information by taxing district.

    Property Appraiser Garcia said, “For the third consecutive year, we are seeing record value growth in Miami-Dade County. The continued increase in market values is making home ownership difficult, if not impossible, for our average residents. Many property owners will be paying higher property taxes, which they may not be able to afford. This is the time for them to review their property tax assessment, benefits and exemptions.

    “I urge property owners to reach out to their local taxing authorities, attend the budget meetings listed on their TRIM Notice and ask questions about the potential changes in their millage rates that will impact their property taxes. My office is here to assist with any questions or concerns property owners may have regarding their property tax assessment, benefits and exemptions prior to the tax bills being sent by the Tax Collector in November.”

    Additionally, Property Appraiser Garcia is hosting outreach events across Miami-Dade County where staff will be available to personally assist property owners one-on-one. If property owners have questions or concerns regarding their property tax benefit or assessment, they should bring documents supporting an assessment reduction, such as comparable sales, appraisals, photographs of the property and insurance claim paperwork.
