Both Kendall area community councils will conduct November public hearings with applications for zoning changes or exceptions to permit new developments.
On the West Kendall Community Council agenda, Leon Medical Center Inc. has applied to replace the one-story Leon Healthy Center Building with a seven-story garage on a 4.14-acre site at 12501-12515 SW 88 St. (Kendall Drive). The structure also would replace a 62-vehicle surface parking lot. The new garage would include two 67- square-foot illuminated signs on the east and west facades of the seven-story exterior.
The new building will connect with the existing four-story Leon Medical Centers Building.
The public hearing before West Kendall Community Council 11 is scheduled at 7 p.m. on Thursday, Nov. 13, at the Kendall Village Center Civic Pavilion, 8625 SW 124 Ave.
Two projects involving church expansion and a new liquor store head a fouritem agenda for East Kendall’s Community Council 12, meeting at 6:30 p.m. on Tuesday, Nov. 18, also at Kendall Village Center Civic Pavilion.
Iglesia Bautista Vida En Cristo Church, 9815 SW 107 Ct., is seeking to modify existing site plan for a new sanctuary building, as well as variances to permit new construction with setbacks less than normally required.
The church, founded in 1994 as Iglesia Bautista Riverside, changed its name in September 2012 and now seeks to accommodate a larger capacity by remodeling an existing building on a 1.1-acre site, largely for Sunday School purposes, according to Rene Palma, president of the church corporation.
In a commercial and residential area along Miller Road, Publix Super Markets has requested a special exemption to permit a liquor package store, closer to the nearby Blue Lakes Elementary School than permitted. The new store is part of an existing shopping center redevelopment at 9420 SW 56 St. (Miller Road) in an area with other commercial storefronts and nearby residences.
In two changes for residential areas, Medallion 1415 is seeking rezoning from EU-M (Single-Family Modified Estate District) to RU-4L (Limited Apartment House District), to permit replacement of a single-family residence at 7725 SW 95 Terr. with two homes.
A second application by David and Marietta Faget seeks to permit an existing terrace addition to a single-family residence at 9959 SW, Terr, requiring a reduction of setback requirements.
