—Innovative public-private partnership delivers 80 new workforce housing units and student housing for Miami City Ballet —
The City of Miami Beach, in collaboration with development partner Servitas and the Miami City Ballet, will celebrate the grand opening of The Anamar at Collins Park on Thursday, May 22 at 10 a.m. This forward-thinking Collins Park Artist Workforce Housing project, located in the heart of the Collins Park Cultural District at 224 23 Street, introduces an innovative financing model that ensures the city retains ownership and long-term financial benefits.
“The Anamar at Collins Park is a step forward in expanding workforce housing in Miami Beach — with a special focus on those who serve our community, including artists, first responders, educators, city employees, and veterans,” said Miami Beach Mayor Steven Meiner. “I was proud to lead the effort to include veterans in our city’s workforce housing priorities, and this project is a strong example of how we can support those who serve our community in meaningful ways.”
Financed through a combination of sources, including tax-exempt revenue bonds issued by the Miami-Dade County Industrial Development Authority, a direct capital contribution by the City of Miami Beach, and a grant from the Arts and Culture General Obligation Bond, the project is developed by Servitas, and project partners, PGAL and Shulman + Associates for architectural design, and Moss Construction for the build execution. The 80-unit complex offers five floors of workforce apartments, with unique city views and amenities, and a dedicated floor of dormitory units for Miami City Ballet students, designed to enhance livability and affordability in the city.
The Anamar at Collins Park utilizes public land and delivers housing that meets today’s demands and long-term community interests. The project leverages a smarter and modern public-private housing model that operates as a 501(c)(3) nonprofit, ensuring surplus revenue goes directly to the City of Miami Beach. Once the project debt is repaid, the city will take full ownership of the building.
The Anamar at Collins Park is projected to generate more than $100 million for the City of Miami Beach. Revenue will be allocated to reimburse the city’s capital investment. This unique model aligns with Miami Beach’s vision of leveraging public land to create affordable housing while fostering cultural and economic vitality.
