South Dade: A Community

I recently read an article describing the discussions over the possible conveyance of county land to a developer for the building of a mixed-income project that would include workforce and affordable housing. The final decision is still in process, but a couple of details caught my attention. One was the proposed use of public land. There are other details of course, but on the face of it, it seems like a very practical use of public patrimony to address a very critical need. Second, the focus on WORKFORCE housing. Housing for a workforce. This neighborhood is near an area where it is highly likely many of the residents in this development would work. Imagine that. If parents can minimize commuting time and if the kids’ schools are nearby and services such as medical and restaurants and grocery stores pop up to support these families, you know what you have? A community. 

There was another recent article from a different publication describing the “booming pipeline” of multifamily units across the tri-county region. Almost 24,000 units across South Florida will be entering the market by year end, and though occupancy might have eased up a bit, demand is still brisk. The article then references the South Miami Dade submarket as offering “an ample supply of developable land that sells at a discount”. As a Realtor and as an advocate for economic development in #southdade, I bristle at that last comment. There is certainly not an “ample supply of land” in South Dade. There isn’t an abundance of jobs either.

That is the missing piece of the puzzle. Jobs. I’ve gone over this before: over 600,000 people live in the South Dade region. A population that constitutes a good portion of the county’s workforce. A population that represents significant buying power. And a population that increasingly is looking for ways to expand the quality of life in an area that is blessed in so many other ways. Trying to develop a community where there is less commuting, and more time spent with the family. And where there is an opportunity to build a sense of community – time to participate in local government, time to volunteer, time to just be at home. 

Solely building homes isn’t the full answer. Providing the opportunity to create and build community should be the goal. It’s an invitation to businesses to visit the South Dade region. And it’s a call to economic development agencies everywhere to recognize the talent and potential here in the #SouthDade.
