Transwestern completes significant lease renewals at Douglas Entrance

Douglas Entrance encompasses 458,170 square feet of Class “A” office space in five buildings located at 800 Douglas Rd. in Coral Gables.

Transwestern’s South Florida office recently announced four lease renewals and an expansion totaling 32,349 square feet at Douglas Entrance.

A designated historic landmark, Douglas Entrance encompasses 458,170 square feet of Class “A” office space in a five-building office portfolio located at 800 Douglas Rd. in Coral Gables. Peter Harrison, senior vice president, and Josh Gibbons, senior associate with Transwestern, brokered the transactions on behalf of the landlord, Transwestern Investment Company.

Arecent 2010 outlook has shown some positive traction and companies that have weathered the storm are seeking to ensure stability in their office needs. As such, rental growth already is being recorded in some of the world’s top office markets leading many companies to realizing that reviewing and renewing their current lease structure is to their advantage.

Recent transactions at Douglas Entrance included:

Starcom MediaVest Group Inc., one of the world’s largest and most celebrated brand communications and consumer contact organization, signed a lease renewal for their Latin American Regional Headquarters totaling 12,884 square feet. The tenant was represented by Mike Klotz with CBRE. AccentMarketing, a full-service Hispanic marketing and communications agency headquartered in Miami, signed a lease renewal for 12,620 square feet at La Puerta Del Sol. The tenant was represented by Scott Goldstein and Gavin Macphail with Jones Lang LaSalle.

Corporate Education Solutions, a premier provider of online education, signed a lease renewal for 3,888 square feet and expansion for 1,413 square feet, totaling 5,301 square feet.

Enterprise Risk Management, which offers a wide variety of information security and information systems audit services to local, national (Fortune 500) and international businesses, signed a lease renewal for 1,544 square feet. The tenant was represented by Lance Benson with Grubb & Ellis.

“After a thorough analysis of market conditions and tenant needs, it was determined in each instance that Douglas Entrance remained the ideal office environment for the current needs and future direction of each tenant,” Harrison said. “These weren’t submarket driven decisions. They were decisions based up the selection of a vibrant location that worked to support business objectives. Located at the entrance of Coral Gables, Douglas Entrance is that location.”
