Request of Sunny Isles Academy Corp., for Property Located at 17395 North Bay Road, Suite #102 and 201-207 for the Following: (Hearing #PZ2015-01)

SUMMARY:
The Applicant is requesting a modification of a previously approved site plan including a conditional use and variances to increase the number of children in the child care center (up to 90 children) and delete the requirement for outdoor play space. This public hearing is subject to a modification of the declaration of restrictions approval.

REQUESTS:
Pursuant to Section 265-13 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting a Conditional Use approval for a Daycare, Prekindergarten and Afterschool Care Center in the RMF-2 Zoning District.
Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting a variance of Section 265-44 (D)(2) to permit an increase of 65 children, whereas 25 children were permitted, for a total of 90 children.
Pursuant to Section 265-15 of the City of Sunny Isles Beach Land Development Regulations, the Applicant is requesting a variance of Section 265-44 (D)(3) to allow zero sq. ft. of outdoor area for the second floor child care center when 563 sq. ft. would be required.
Delete the maximum age limitation of five years old pursuant to Resolution 12-Z-128. Protests 0 Waivers 0 Ex Parte 0
