Miami-Dade County Property Appraiser Pedro J. Garcia mailed the Notice of Proposed Property Taxes (TRIM Notice) on Monday, Aug. 23, to all property owners.
The notice includes property values assessed as of Jan. 1 established by the office, tax rates proposed by the taxing authorities, property tax benefits and exemptions, if any, applied to the property, as well as the dates, times, and venues of budget hearings for each of the taxing authorities. This is not a tax bill. Tax bills will be mailed by the Miami-Dade Tax Collector by November.
To better understand the TRIM Notice, the mailing will include “TRIM Guides” that help breakdown the information found on their notice. It will also include a letter from Property Appraiser Garcia advising all property owners to thoroughly review and understand their TRIM Notice with key deadlines. He also encourages property owners who believe their property assessment may be inaccurate to complete an Informal Assessment Review Form where we will be able to address value concerns.
TRIM Notices also can be found online at www.miamidade.gov/pa. Property owners may use the Tax Comparison application to compare individual property tax information by taxing district.
Property Appraiser Garcia added, “It is more important than ever for property owners to thoroughly review their TRIM Notices. They should verify they are receiving the property tax benefits they are entitled to and contact us immediately if they believe their assessment is incorrect or if they are not receiving a benefit for which they qualify. I also continue to urge commercial property owners who may have been affected by COVID-19 to contact our office with documentation supporting such claims. This is the time to make adjustments, if warranted, before the tax bills are sent.”
Additionally, his letter includes outreach events where staff will be available to personally assist property owners one-on-one. Events will be held in accordance with Centers for Disease and Control and Prevention (CDC) guidelines. If property owners believe their assessment is incorrect, they should bring documents that support an assessment reduction, such as comparable sales, appraisals, photographs of the property and insurance claim paperwork. The dates and locations of the outreach events follow. Any date modifications will be reflected on the Calendar of Events page found on the website at www.miamidade.gov/pa.
Wednesday, Sept. 8, 5 p.m. — North Dade Regional Library, 2455 NW 183 St., Miami Gardens;
Thursday, Sept. 16, 5 p.m. — Westchester Regional Library, 9445 Coral Way, and
Monday, Sept. 20, 5 p.m. — City Hall Council Chambers, 501 Palm Ave., Hialeah.
The Property Appraiser’s offices in Downtown Miami, 111 NW First Street, Seventh Floor, and the South Dade Government Center, 10710 SW 211 St., Second Floor, will be open to the public by appointment.
